Maintenance
All units undergo a turnover that a basic service of a deep clean, carpet clean, and maintenance ready process. Carpet and vinyl is replaced where necessary.
Residents can submit a work order through their resident portal. If they cannot access their portal, they can call our maintenance shop between the hours of 6:30am to 2:30pm at 503-227-5305 and submit a work order over the phone.
All standard maintenance is handled through our online work order system. They are prioritized based on severity of the work order which is evaluated by the Maintenance Supervisor. If there is an emergency, those issues are dealt with immediately.
If a resident is locked out during office hours, they can come to the office with their ID, so we can verify their identity, and our leasing staff or maintenance staff can grant access. If a lock out happens after hours, the resident must call a locksmith.
Most decoration must be approved by management, especially if the decoration involves alteration to the current unit or major drilling into walls.
No. Residents can give us permission to enter on the work order, and we can conduct the work without the resident present. In the case of management needing access and we have provided a 24-hour notice, we will enter without permission, following the legal standard, where needed.

Yes. There is one uncovered lot for $185.00/month and two covered lots for $200.00/month. Parking is based on availability, first come, first served. There are no waiting lists.
Yes. Management must pre-approve all pets before the pets are allowed in any apartment or on the property. The following pets are accepted: Dogs, cats, rodents, fish, birds, and turtles.
There are no washer/sryer hookup in units. There is a shared laundry room located on the first floor.
Yes. Policy is in-depth and accordace with our pet policy agreement. Prospect may reach to office for breakdown of restrictions.

There is a pet area located in the back of Celio.
Extra Deposit: $300 for the first pet and $200 for the second pet, due at time pet enters the premises. Pet Rent: $35 for the first pet. $50 total for two pets.

Yes. The hours for the community room are 7:00 am to 10:00 pm. This is the only communal space that has this restriction.

The baseline costs will include a holding deposit of $400.00, and prorated fees for the current month's rent, utilites, and parking fees, if applicable. If the prospect owes an additional deposit, it will be outlined on their rental agreement, under fees.
A prospect can apply to an apartment either online or in-person. They must pay $47.00 per applicant.
If you are unsure about how anything works in your unit, please reach out to the leasing office. Additionally, read over your rental agreement carefully and do not assume to know what any of the terms and conditions mean. Consult with the leasing office for any terms you are unfamiliar with.
Tenants may pay online (preferred) or by check through the rent drop box located at the manager's office.

The only monthly fees tenants incur are utility charges, which are a flat rate based on the size of their unit, and parking or storage fees, based on whether the tenant has opted into those services. This is outside of the rent fees, which are contractual.
Yes. All tenants are required to have at least $100,000 in liability coverage for their unit.

Tenants do not need to set up any utilities.
Yes. We give $250.00 referral bonuses.
Guests may stay up to 10 days consecutively, 20-days, non-consecutively.
You will need to pay a new deposit for the new community.
No. Prices for unit are based on market rent and terms are locked within that term. We do not allow for advance payments of up to a year.

Lease break fees are 1.5 times the rental amount.
